Newtown House

The existing terrace house was a 3 bedroom dwelling that only had one bathroom and a minuscule kitchen (literally 2m x 2.2m). The dwelling was in poor condition, had a terrible layout and was in dire need of a major renovation. The location of the existing kitchen created an awkward space that made the living/dining areas difficult to use.

As cooking and entertaining was important to the Client, we located a large kitchen in the overly wide central corridor space, making it the focal point of the ground floor, around which the entry and living/dining areas were focused. The rear wall of the terrance was opened up with a large glass sliding door to provide access to a new courtyard, BBQ and entertainment Pergola. A new bathroom and ensuite was created for the first floor bedrooms as well as the conversion of the existing garage into a stand-alone studio room complete with ensuite and kitchen.

All this was achieved on a really tight construction budget of approximately $150k which required some innovative and intelligent design in order to minimise the number of internal walls that were demolished in order to change the layout of the house.
